Roof Replacement

Built-up RoofingA Built-up Roofing is composed of alternating layers of reinforcing bitumen (asphalt) and fabric. It is finished with a top layer of aggregate such as gravel or stone. The layers provide strength while the top layer of aggregate ensures that the membrane does not deteriorate from the sun and other elements.
-
Modified Bitumen:Modified Bitumen roof system is a two-ply application system. The installation contains a base sheet with no granule and a cap sheet granules protection. The rolled sheets can be installed by torching the sheets together, asphalt, or cold adhesives.
-
Single-Ply: TPO, EPDM"Single-Ply Membranes are rubber sheets and other synthetics that can be adhered chemically to ballasted or insulation creating a layer of protection to a commercial roofing facility. Single-Ply membrane roofing has 2 types: Thermoplastic Polyolefin (TPO) single-ply roofing membrane is made up of a single layer of synthetics and reinforcing scrim that is used to cover flat roofs. TPO is a revolutionary chemically and self-adhering membrane seamed with hot air. Ethylene Propylene Diene Monomer (EPDM) is a single-ply membrane consisting of a synthetic rubber compound that allows flexibility. EPDM is mechanically attached and seamed with seam tape.
-
Liquid Applied SystemsLiquid-Applied Membrane (LAM) is a liquid-based, fully-bonding coating system for roofing and waterproofing applications. The coating cures to create a rubber-like elastomeric waterproof membrane. LAM can be applied over substrates such as bitumen, asphalt, and concrete.

Signs You Need Commercial Roof Replacement
Commercial roofs are engineered to last, but even the most durable roofing systems have a lifespan. Recognizing the signs that you need a commercial roof replacement can help prevent costly damage and downtime.
If you notice the following signs, contact King Koating for roof replacement or reroofing services near you.
-
Frequent Repairs: If your roof is in constant need of roof repair, it may be more cost-effective to replace it. Repeated issues like leaks or damaged membranes often indicate a failing system. Early intervention can save you higher damage costs later on.
-
Water Damage and Leaks: Persistent leaks, especially after multiple repairs, are a clear sign that your roof’s protective layer has deteriorated, allowing water to penetrate. This can lead to further damage to the building's structure, insulation, and interior.
-
Sagging Roof: A roof that appears uneven or sagging suggests structural problems that could be caused by trapped moisture, deteriorated materials, or compromised support beams. Immediate replacement is necessary to avoid further damage.
-
Visible Damage: Cracks, blisters, or tears in roofing materials are warning signs. Weather exposure, UV radiation, and age can degrade materials, compromising the roof’s ability to protect your building.
-
Age of the Roof: Most commercial roofs last 20 to 30 years, depending on the material and maintenance. Typically metal roofing has a longer lifespan than other roofing styles, but it also depends on environmental factors. If your roof is approaching or has surpassed this age, it is good to preventatively consider a replacement.
Recognizing these signs early can save your business from larger expenses and operational disruptions. Contact the King Koating team for roofing services and inspections. We use high-quality roofing materials and expert workmanship to restore and replace your roof.
